Abstract
This paper outlines an integrated energy-efficient retrofitting framework for Shyamvadi, a 10,000 sq. ft. commercial party hall in Junagadh, Gujarat, targeting IGBC Existing Building certification. The retrofit scope included the deployment of a 34.8 kW rooftop solar PV system, LED lighting upgrades, BEE 5-star-rated inverter HVAC units, envelope insulation using reflective coatings and PUF panels, and IoT-based energy monitoring. Baseline and post-retrofit performance data were analysed to quantify energy savings, financial returns, and environmental impact. Results indicate a 56.56% reduction in annual energy demand, with a net annual saving of ₹6.78 lakh and a payback period of 3.59 years. The intervention yields lifetime savings of ₹1.69 crore and offsets 76,361 kg CO₂/year, equivalent to the annual absorption of 3,636 trees. This study demonstrates the technical and economic feasibility of retrofitting legacy commercial buildings to meet IGBC benchmarks, offering a replicable model for sustainable urban infrastructure in India.
