In the fast-paced world of hospitality, renovating a hotel isn’t just about fresh paint or new furniture—it’s a strategic move to stay ahead in a fiercely competitive market. This study dives into the art and science of decision-making for hotel renovations, zeroing in on Aerocity, a vibrant hotel hub near Delhi’s Indira Gandhi International Airport that caters to both business travelers and vacationers. Using a blend of in-depth interviews with hotel managers, architects, and industry insiders, surveys from guests and staff, and real-world case studies of budget, mid-range, and luxury hotels, the research paints a vivid picture of what drives successful renovations. It fills a gap in existing studies by crafting a practical, data-driven framework that balances costs, sustainability, and the ever-changing preferences of guests, all while navigating India’s unique regulatory and financial landscape. The findings reveal that renovations hinge on three big factors: meeting safety and legal standards, delivering top-notch guest experiences, and ensuring the project makes financial sense. In Aerocity, budget-friendly spots like Ibis draw crowds with affordable rates and fun amenities, while high-end hotels like JW Marriott shine with premium offerings. Guests, according to the survey, crave stylish rooms, round-the-clock dining, and smooth check-in processes. Non-parametric tests back this up, showing comfort and efficiency trump flashy extras like pools. The study suggests hotels focus on modernizing rooms, sprucing up lobbies, reimagining dining options, and adding smart tech to stay competitive and boost revenue. Looking ahead, incorporating AI to predict market shifts could help hotels plan smarter renovations, ensuring they delight guests and thrive in the dynamic hospitality world.
